Location and commute.
Cons:
Anyone can live here now. Criteria for tenant selection has changed greatly in last 10 years. Super is major busy body. Managing agent is nasty and disrespectful mysoginist. Broker is a wannabe snob.
Advice to owner:
New broker. New super. New manager. Exterminator for waterbugs. Strip 10 year old wax on floors. New laundry.

Safe Building. Mirrors and cameras
Cons:
Needs an update, especially lobby sofas, table and mirror. This building is the ghetto building on a beautiful block of well kept fancier buildings.
Advice to owner:
UPDATE NEEDED. New lobby furniture. It’s just nasty and used. New elevator. New laundry.
