It's okay as your last option.

Pros:
It's the cheapest rent you can find in the city. If you keep to yourself, you shouldn't have any issues. Plenty of schools in the area. The two charter elementary schools, Rosalyn Yalow and Bronx Classical are great schools to enroll your child(ren) in.
Cons:
Repairs take too long to get done and the lobby usually smells like garbage or dead rat. People are always posted up outside with loud music. In our lease we're told we can't sublease, yet we have neighbors that sublease to noisy tenants. There are two elevators, but it's pointless because one is always out of order.
Advice to owner:
Invest in a better elevator maintenance company that can do a better job. Right now, these elevators are a liability, they are always out of order. Save yourself the lawsuit, make a better investment. Cheap jobs are more expensive in the long run. Would you rather pay $1000 for 5 consecutive weeks, or just pay $3,500 as one time payment that can keep the elevators working for 6 months? Just as an example...
