Can you say Frozen?

Pros:
The landlord is quick and responsive with repairs; while very small and a bit overpriced the apartment is cute and livable. There are nice floors and clean walls. There is peace and quiet. Lots of rodents on the sidewalk and entrance but never inside the house
Cons:
Landlady is an undesirable, rude and nasty individual. In addition stopped providing heat admittedly to save cash, and becomes irate and belligerent when there is a heating or hot water complain. I was actually told to use heaters which significantly increased my utility bill) and insulate the windows (which is the landlord's responsibility)! No lease, no rent receipts. Could, on occasion and at her convenience behave in a friendly fashion, but overall unpleasant, bitter and malevolent individual
Advice to owner:
1. Heat and hot water ARE, by law, included in the rent whether you have a lease or NOT. 2. Trash bins and trash bags are made available by ALL landlords in NYC. 3 (a). Your house has very thin walls; when you are trashing your tenants on the phone, we can hear you loud and clear; (b). When you do so on the sidewalk, the entire neighborhood hears you! 4. Mail carriers and delivery personnel are people too and should be treated with respect
