Poorly maintained but decent
Former Tenant
Pros:
-elevator
-free gym
-fairly new / nice apartment style
-price
-location (close to 6 train and to the park)
-neighbors we're always friendly and mostly quiet
-laundry in building (see cons list)
-bike room (see cons list)
-party room (be prepared to spend hours cleaning it before you use it though!)
-rooftop was nice
Cons:
-elevator is broken at least 25% of the time (good luck if you live on higher floors, also the stairs are DISGUSTING!!)
-mice problem (even if you're a very clean person, your neighbors might not be)
-dog poop always out front in the "garden" aka tub of dirty mud, trash and poop
-only seen it actually cleaned once in years of living here (sweeping/mopping hallways, etc) so the elevator always had trash on the floor, the floors of the lobby and hallway were filthy, the basement even worse
-laundry in building but you're lucky if one unit is working and the floor is always flooded with dirty water
-bike room is always full of the super's stuff so it's hard to move around (also untouched/forgotten bikes that have been there for years!)
-when it rains even a little hard, the whole lobby becomes a puddle
Advice to owner:
Clean the building *at least* every 6 months. Make the super do his job of maintaining things like the front garden being clear of trash and dog poop. Fix the mouse problem. FIX THE ELEVATOR FFS!!!

Good new building, convenient location
Former Tenant
Pros:
I love that this building has a garage — it is for a fee, but a huge plus nonetheless. Subway station is a 5 min walk away and getting to manhattan is a breeze. The units have European type AC units that provide almost instant hot and cold air. The room reaches your desired temp in about 10 minutes. Appliances are nice, overall everything looks brand new. The super is very nice and responsive, and will fix any problem you have or direct you to someone who can. The building has a rooftop, gym, bike room, laundry room and game/party room.
Cons:
No in-unit laundry, the machines in basement break down sometimes but get fixed eventually. Even though the building was built in 2018, it’s starting to show visible signs of wear because of low-quality build materials. The building is meant to be luxury, but it doesn’t live up to that standard. Rent is very expensive, and cleanliness of common areas could be better. The front doors of apartments are not sound-proof AT ALL, and we can hear the neighbors’ dog that barks all day, the elevator sounds and music if it’s being played close to the front door of neighbors’ apartment. But we can’t hear any noise coming through walls from other apartments, which is nice. The neighborhood can get noisy with people playing loud music that will be heard across many blocks. Not many places to eat out around here, so for good food and night scene you will have to go to Manhattan.
Advice to owner:
Please do a better job at keeping the building clean and keeping laundry/gym in order.

Living in building for 1 year
Former Tenant
Pros:
Amenities, quietness, people
Cons:
Management is not good, don’t clean the building how it should be, pest, no good responses in timely management, high sky rent amount
Advice to owner:
Do a better job with managing and cleaning and rent should not be so high with little done

Luxury? Not Really.
Former Tenant
Pros:
- new appliances
- layout
- neighbors
- mail delivery
- packages are safe
Cons:
- gym is missing weights and machines are broken for months at a time. Gym TV's don't work, they're for decorations.
- rooftop (not as advertised). There are a few chairs and often trashed.
- drying machines (way too hot, no way to control heat)
- management replies after 2 or 3 emails, never the first one
- super is rude and said some wild stuff to me and my family
- Garbage/recycling management is a mess
Advice to owner:
Keep up with the amenities of the building. You advertise with such nice photos but the rooftop is often trashed or missing most of the furniture. The gym is not managed at all.; the bike in the gym has been missing a peddle for over 5 months.

I live here
Former Tenant
Pros:
For the South Bronx amazing building. Roof top and in-building gym. Car garage and bike room. Modern day appliances in the apartment.
Cons:
Rent pretty high, especially for the area. Gym has a bad upkeep broken/missing equipment and dusty. Building management seem to care more for his pocket then his tenant opinions or needs. Supper not very useful beside cleaning the lobby, gives me a vibe of lazy tendency.
Advice to owner:
More focus on building maintenance. Lowing the rent before there no tenant to collect rent. Fix gym and keep clean. Don’t find more way to collect money from your tenant like a useless/empty vending machine in the lobby.
