It’s getting better

Pros:
The new super is definitely doing a better job with cleaning and trash removal. The area is relatively calm and quiet.
Cons:
Prior super was horrible causing roach infestations. The shower gets clogged once a month. The pipes make a lot of noise for a 6 year old building.

Cons:
Super, Jorge is not very friendly or helpful. I essentially mop the front area of my door since he doesn’t really clean. Leaves the garbage to pile up in the garbage rooms. Super closes elevator to laundry room every night and always “forgets” to open it. He is very un welcoming and only looks out for “his people”. Building would be much better if we had a better super. There is a recreation room that has been closed down, but “his people” use it for storage or other purposes. He has brown paper covering the doors so no one sees. Management is terrible.
Advice to owner:
Replace Jorge with someone else. Many tenants leave to not put up with him

Pros:
Nice location. Close to 1 train and BX3 bus. Large windows in every unit.
Cons:
The building super (Jorge) is terrible. He lowers the heat setting during the winter. Turns off the elevator randomly. Turns off the elevator every night so you can’t access the bike storage unit in the evening. He never wakes up to have the elevator open in time to have the laundry room available, you would always need to call him.
Advice to owner:
Get a new super

Pros:
Only good thing here are the neighbors. Especially those that first moved in when the building opened up. We are like one big happy family, with a Grinch for a super unfortunately.
Cons:
Unprofessional super. Always getting in people’s business. And he is always watching and approaching women as they wait for the 3 bus. He speaks about every tenant to the next tenant. He only keeps the laundry open late for “his people.” He never has the elevator open on time for laundry. One time he kept it closed because he “painted.” Used to be clean. Now there are so much roaches, it’s disgusting!!!! When super mops, it smells like either too much clorox or dirty water.
Advice to owner:
Get a new super.

Building WAS nice in the beginning...
Cons:
Neighbors improperly disposing garbage - leaving full fruit baskets and egg cases (with eggs), and open garbage bags in the garbage room, which has now created a roach problem that never existed before 2020. The super knows the people responsible the mess, for he's VERY friendly with them, but REFUSES to speak to them about it. Management knows as well - still happening. Oh, I forgot, there's smoking in a non-smoking building...
Advice to owner:
Be more responsive to quality of life issues that you know that is in your control and stop saying you're working on it and the problem continues.

Clean building...annoying neighbors

Pros:
The super is attentive with this building. It is clean. No bugs, rodents, or anything left broken for more than 2 days. Prompt attention is always made to anything in the building. Non smoking building too so you won’t get second hand smoke lingering into your apartment.
Cons:
They will just about let anyone move in. Newer tenants tend to be loud and obnoxious with no regard for others playing loud music or running the hallways at all hours of the night. The walls are thin and the front doors are useless because you can hear EVERYTHING. The ventilation in the apartments isn’t great either. You can’t cook anything without setting off an alarm. The front door buzzard could use an update. It just a buzzard and the neighbors here have guests who don’t pay attention and will your buzzard at 2am by mistake. An updated buzzard with directory and camera would be nice to have to stop anyone from essentially coming into the building. There is a recreation room that’s never been in use since this bldg opened.
Advice to owner:
Enforce your lease rules. Update the building buzzard with a camera and scrolling directory. Change out all of the fire alarms to the correct ones. The ones you have in the apartments are not meant to be there. They are the wrong ones and are set off too often bc they are highly sensitive. The ones in the apartments are meant for fire alarms FURTHER from the kitchen. If I researched this so can you.
