Nice building with good amenities
Former Tenant
Pros:
The luxurious high-rise at 260 Gold Street stands as a beacon of modern living, featuring a 24/7 doorman, rooftop infinity pool, and floor-to-ceiling windows offering breathtaking harbor views. Each unit boasts premium finishes like quartz countertops and smart home integration, while the building's prime location puts residents steps away from boutique shopping and acclaimed restaurants.
Cons:
Despite its allure, 260 Gold Street struggles with consistent elevator maintenance issues, and residents frequently complain about the paper-thin walls that fail to block neighboring noise. The building's limited garage space leads to a months-long parking waitlist, and the hefty monthly maintenance fees, which cover the premium amenities, often shock newcomers.
Advice to owner:
Better Elevator maintenance , sauna and stream room

Problems Keep mounting….
Former Tenant
Pros:
Some of the amenities are nice like the gym
Cons:
Overall construction is cheap (not the managements issue, the builder) Facilities like sauna and steam were built out of ordinance or did not follow safety requirements and had to be shut down months after the building opened Some tenants are trash and have serious issues prompting the police to visit frequently due to noise, violence, smoking etc. Tenants not treating the property with respect
Advice to owner:
Screen more more of the tenants coming in.,,honestly some belong in the projects.

Great experience minus the dirty windows
Former Tenant
Pros:
Great amenities and wonderful front desk staff
Cons:
The sauna has been out for over 6 months. It is a health department issue because they’re slow, but it is annoying when it’s one of your amenities you pay for.
Some people in the building do not follow rules and smoke in the building. Management does what they can to try to stop it but it’s hard to catch the perpetrators.
Advice to owner:
More discipline for those who break rules you have cameras Everywhwre use them

Renter Beware do your research!!
Former Tenant
Pros:
Decent sized apartment, dog friendly and ok location.
Cons:
Everything. Since moving into this building it’s been one issues after another. Leaks, stained countertops, marked up floors due to cheap materials. When things are repaired they are repaired the cheap way by low rate workers. The halls are nasty and the new tenants in the building are filthy.
Advice to owner:
Get your building together some of us are paying way too much for this mess.

Avoid this building
Former Tenant
Pros:
- Nice floorplans and layouts - powerful AC in all our rooms - nice gym
Cons:
We were one of the first tenants to move in and we cannot wait for our lease to end. The building is simply not worth the cost - Management is unresponsive and the building had no staff for the past 10 months. New management has since recruited a doorman and super. - broken appliances and laundry machines do not get repaired. The laundry machine is regularly shut down. - frequent water interruptions. Pipes are often vibrating and we suspect that there are some structural issues. - cheap finishes. The building looks nice at first glance, but the walls are covered in stains and the countertops are poorly done. Flooring is uneven. There are no vents or microwave. - rowdy neighbors. Frequent parties organized on the rooftop which prevents tenants from enjoying it. - package management is terrible. The room frequently overflows.
Advice to owner:
Fix the laundry machines, stop rooftop parties and replace broken furniture in the common areas

Overall good experience
Former Tenant
Pros:
New building, nice roof, chill staff
Cons:
The earlier management team was unresponsive and lacking management skills. The new management team is much better. There seems to be some Issue about the parking garage but I don’t have a car. The interior appliances is a little cheap.
Advice to owner:
Overall pretty good.

Cheap new building
Former Tenant
Pros:
Not a whole lot of pros. Mostly that it's new, so the units are relatively clean.
Cons:
This is not a luxury building.. gimmicks to make you thihk it's luxury. The units are as cheaply finished as possible, very loud street noise, gym & amenities are not kept up well. There is absolutely no sound proofing, the opposite. You can hear conversations in every apartment as you walk by it, echoing out into the hall, it's wild
Advice to owner:
Maintain and invest in the public/shared spaces.

Good place with new management
Former Tenant
Pros:
Brand new apartment building, no current issues with pests, building is clean, apartments are good size depending on the unit. Great amenities (gym is large and nice). Now there are doormen 24 hours. I’m happy I live here, overall pretty good experience.
Cons:
Stove/oven is tiny! Appliances aren't great for the price of the building. Too few elevators. Sloppy job with the finishes from the old management company/contractors. (Countertops are scratched/stained). Old management was terrible but now bought by new company and they’re much better.
Advice to owner:
Have a nice dolly/luggage cart added for moving or getting packages.
- Water is consistently turned off, with seldom advanced warning - Only three elevators for the whole building, one of which management occupies daily. These also broke yesterday and no one knew what to do - You assume there is a door person when you sign your lease, because of the website and massive front entry desk, but there isn’t one - Package room is a disaster and management provides one small dolly that you can try to use, if you can manage to catch an elevator and if someone hasn’t stolen it for the week - Apt smells like cigarette smoke from improper ventilation (comes in through vents) - Apt also smells like spoiled food, even after cleaning every square inch. Seems to be from behind or under the fridge - Weird residue below kitchen sink drain - Loud neighbors and rooftop - You have to file a complaint with management, if you can figure out who is still with the management company, or a BBB complaint to get anything done - Sauna leaks - Rooftop was full of feces and broken structures (pillars, chairs, planters, umbrellas, etc) all winter. No notice on when it would be corrected, also no control over unsanitary and unsafe conditions - Lots of amenities that look nice at first but then you realize they don’t actually work (lights + tv on rooftop, automatic door opener for refuse, etc) - Call box in room never works but we can apparently pay $100 for an alternate solution? - I’m sure getting our deposit back at the end of our lease will be an issue since there was no formal process for submitting a move in inspection. We have tons of photos though - Nooklyn is terrible
Advice to owner:
- Stop false advertising, hire more people, actually manage, and do better

Building needs new Management
Former Tenant
Pros:
New building, nice rooftop and gym
Cons:
100% agree with the other review left. The building needs a doorman and a better way for guests to enter the building and for tenants to receive their mail and deliveries. Apartments are ok but overpriced for the cheap appliances and finishings. No screens in windows, horrible countertops, and dirty hallways.
Please ask a lot of questions before signing a lease with this management company.
Advice to owner:
Learn how to manage a “luxury” building!

Management here is a mess
Former Tenant
Pros:
Beautiful building and reasonable prices relative to the building being new and luxurious
Cons:
Management is nowhere to be seen, you are paying doorman building prices but there is no staff to be found and they refuse to give us the number of the super. The quality of the build is not great, my kitchen counter came cracked and re glued together and I only noticed months in, and my floor isn’t level so my desk chair keeps on rolling away from the desk.
Advice to owner:
Hire a enough people to staff a 24 hour doorman and a live in super as required by law for a building this big
