Expensive, Old, but Fine

Pros:
The building is generally well-maintained. The super is overworked, but very responsive and kind. The management company has changed every year I have been here, and they all suck to some extent, but I don't have to interact with them much.
Cons:
The heat situation is horrible. My unit has better windows and insulation, so I have to keep my windows open all the time in the winter to keep my apartment below 80F. This is tough considering the amount of noise coming from Atlantic Ave. There has also been an increasing pest issue, which will likely only get worse given the food business moving into the ground-floor commercial units.

Expensive low-rise apartment rentals with noisy commercial neighbors

Clean
Low rise construction with some nice historic details
Friendly super on premises during weekdays
Shared mews-style courtyard with other tenants from other buildings and commercial spaces
Cons:
Loud neighbor downstairs at the coworking/event space holds noisy parties
Landlord raises rent significantly, units used to be rent stabilized
Noisy construction at nearby Alloy Block
Nice craft beer bar downstairs closed down due to rent increase (same landlord)
Messy garbage collection leads to rat infestation at shared backyard
Small living spaces without sufficient closet space
Loud and ineffective kitchen exhaust
Advice to owner:
Value good tenants and keep them by maintaining their rent. Don’t push them out and leave behind vacant spaces, especially along your commercial frontage, since activity at night along the street makes the neighborhood safer.
