Location but nothing else

Convenient, fun, and diverse location
Cons:
Property Managers have the broker/realtor’s best interest at heart rather than their tenants’. The current tenants are organizing lawsuits against them and have been for some time. The walls and windows are so thin that literally if someone is WHISTLING in the hallway you can hear them. Living on the first floor felt as if you were on the sidewalk, especially with it being directly across the street from an elementary school causing loitering. We never met a super, property manager, or landlord. There were also no screens in the windows and very little natural light. The mailboxes and buzzers have been broken for years and packages are often stolen. The lights constantly flicker so there appear to be electrical problems as well. They tried to raise rent $500+ without making one update and then were late returning our deposit and it illegally did not earn interest.
Advice to owner:
Don’t bad mouth good tenants, INSULATE, and take care of entrance area!

Pros:
The location was great.
Cons:
They raised the rent by a lot after the first year without upgrading in any way. If you need anything done, they will not help. You could hear the people walking by the bedroom talking like they were IN yoir apartment. This is just another place where the rental agency/landlord whoever doesn’t care at all.
Advice to owner:
Try caring, a little work goes a long way.

Location is nice. Washer/dryer in some units. OK-ish renovations made within the last 5 years or so in some of the units.
Cons:
Management Company/Landlord truly do not care about the building and those who live in it. The ceiling is falling apart on the top floor in the stairwell which causes leaks on the stairs/people to easily slip and fall. They do not upkeep the building whatsoever. The hallways/stairwells are disgusting. The front door doesn't fully close/lock (especially in the winter months) unless you slam it with force. This issue has lead to anyone being able to get in/packages stolen. The mailboxes are also falling apart - most do not close properly so your mail is sitting out for anyone to grab (and with the door not always locking that is a huge concern). These issues have been raised to the management company and they do nothing about it. When we have asked for things to be fixed in our own units it's like pulling teeth. Really disappointing experience all together.
Advice to owner:
Put effort into the upkeep of the building + safety for its tenants. It obvious how much you truly do not care about the upkeep of the building and the security of those living there.
