Great neighborhood, building needs more care

Pros:
Lived here for 2 years. And the neighborhood is amazing, trains so close. It’s a cute apartment. No issues in my apartment with rodents, a few roaches very rarely. Super is here maybe once a week or every other week and cleans the stairs. Heat works well, hot water works well. Great neighbors, pretty quiet although depends if you are on the street facing side you do hear people down at the cafe below. Management responded timely to anything. They provide monthly extermination if you want it.
Cons:
The apartment needs some touch ups. Cracks, gaps, way better paint job and the shower has some mold. The apartment was so dirty when I moved in. It’s not worth how much they are charging now. Landlord increased my rent last year by 800 bucks, they said it was increased because I got “covid deal.” They have said they are going to put laundry in the basement since I moved in…they are lying so don’t expect laundry. If you tour this place, bug the broker and management about seeing the laundry room, I bet it does not exist. I think trash outside could be managed better since in the past I noticed lots of rats in there at night, seems better now though. Also, the landlord was obsessed with building a wall in my apartment to make it a one bedroom. First, they send me an email saying the next day they are coming to build a wall and if I will not give acsess they will enter using their key. No other warning and not even giving me a choice. Mind you I had about 2 months on my lease left. I was on vacation and said I couldn’t let them in and also hit them back with how it’s not in my lease that they are allowed to enter my apartment to build/fix something that’s not an emergency. They got scared and said ok we will not come build the wall. Then I ask them for a reference letter for my apartment applications. They tell me we will write the letter if you let us build the wall in your apartment. Mind you I have no idea how long it would take for them to build this wall, it’s a dumb idea to try to get more money for them, and I was moving out soon they could do it when I leave. That experience with the wall really showed how the management was dirty.
Advice to owner:
Invest some money into the units, clean apartments professionally before people move in, dont lie about laundry in thr building. Also you are charging wayyy too much for what it is and a wall will not make it worth more.

Management is horrendous, neighborhood made it worth it

Pros:
Neighbors are great. Neighborhood is fantastic. Close to everything, safe, and beautiful… parks, cafes, veterinarian, metro, restaurants. The best neighborhood in Brooklyn.
Cons:
Roaches in apartment, one radiator was not working, bathtub was disgusting (tiles and tub itself - orange bacteria, management did not reglaze or update it upon move in). When moving in, apartment was completely dirty and had to self clean as well as hire an outsource to clean it. Management unresponsive majority of the time or late to respond - no sense of urgency. Main lobby area and staircase dirty - supers didn’t clean regularly. Neighbor below me smoked cigarettes which would leak through my radiator heater. Complained to management and they did nothing, had no repercussions for smoking inside his apartment which is not legal; He’s not even on the actual lease. Raised rent by $500 a month.
Advice to owner:
Actually care about your tenants

Slept in winter coat for 2 months

Pros:
Literally nothing. Way overpriced for a roach infested walk up that doesn’t have heat and the front door to the building is broken open all the time.
Cons:
Building door is broken open. No heat in winter - had to sleep in my winter coat crying. Dead Roaches in hallways that were left there for months! Meaning they don’t even sweep.
Advice to owner:
I hope someone sues you

Not great but not awful

Pros:
Quiet, incredible neighborhood, quickly returned security deposit.
Cons:
Appliances need renovation, management largely nonresponsive and unhelpful (asked for help with packages while out of town due to pandemic with no response). However they did send me most of my security deposit very quickly which was much appreciated.
Advice to owner:
Treat your tenants as if you lived in the building. Felt like you were doing the bare minimum.
