Building with Historic Charm Improperly Maintained

Pros:
Pre-war building Quaint apartment Claw foot tub Big closets Location (although the neighborhood has changed much post-pandemic)
Cons:
Apartments not properly maintained knowingly and in violation of city codes (asbestos, lead) Garbage located downstairs. Brown water from old pipes not properly maintained rent stabilized apartments not repaired or maintained properly Lack of heat Lack of responsiveness from management Roach and mice problems throughout building
Advice to owner:
Sell the building if you cannot properly maintain the building and comply with city codes

Pros:
Great neighbors, noise not an issue, close to Brooklyn Bridge Park, amazing super!
Cons:
Serious bug problem (water bugs, cockroaches, crickets, fruit flies, etc.) Maintenence requests are frequently ignored

Pros:
Management is pretty responsive and super is really great and a nice guy. Quick to respond to a text or email. (building is a mix of rent control/stabilized and regular units) I’ve heard from my rent stabilized neighbors management isn’t very proactive with their requests, but any problems we’ve had have been fixed pretty quickly. Really big windows and lots of light in the unit Intercom rings to your cellphone, so you can let the dog walker/UPS person/house cleaner in from anywhere
Cons:
Since Covid started, we’ve had break ins or attempted break ins to the building about once a month. Mainly it’s to steal packages bc we don’t have a doorman or package room. The managements ONLY response has been to replace the locks on the doors. It’s a problem and I’m very frustrated with their lack of an appropriate response to this issue b/c they could be faced with a bigger problem if a tenet walks in on a break in. Lobby looks like a VFW hall from 1975 Carpeted common hallways look pretty disgusting/stained, wish it was tile, that would be easier to keep clean Some of the common hallways are VERY narrow (29”). We couldn’t get one of our chairs down it when we moved in - they also couldn’t get the refrigerator down the hallway (that they ordered for the unit) bc the hallway was too narrow. So our fridge is weirdly small for the space. No one can figure out how to use the new intercom system - although it’s better than the old one Our unit is renovated and they made some very strange choices with our kitchen and how incredibly small it is compared to our massive hallway that is a waste of space Wish the building had use of the roof I’ve found their rent “help” solutions during covid to not be particularly helpful and kind of comical.
Advice to owner:
Figure out the break in problem and have an appropriate response. I’d love it if we could have roof access - for the amount we pay in rent, it’s the same as a luxury building without any of the amenities. Pls update the lobby and pull up the disgusting carpet.
