Stay away - shady landlord and better options out there!

Pros:
The neighborhood is fantastic, but that's it!
Cons:
Very loud building and an extremely noisy street. Currently, a construction project has just started (May 2024) and will last close to 4 years across the street, making it almost impossible to enjoy your unit without noise, banging, trucks, and screaming construction staff. The windows of the building are in terrible shape and need to be replaced, the walls are paper-thin and you can hear any noise coming from the street or from your neighbors. The building is dirty, trash is emptied only once a week, no exterminator, and the hallways are infested with bugs. The heat never works during the winters, or hardly. The landlord is unresponsive or always postpones your urgent requests. Also, the building is listed as "Rent Stabilized", but NOT all units are rent stabilized. The landlord only tells you once you are moved in a year later when he raises the rent. Highly shady, if not completely illegal! BEWARE!! The restaurant downstairs is also a nightmare in terms of noise and smells.

Pros:
Great location, but that's about it.
Cons:
Extremely loud street (truck deliveries, traffic, skateboarders, restaurant patrons, etc.) day and night, affecting apartment units facing the street. Trash is emptied only once a week, hence odors, roaches, etc. My unit was facing the street for 3 years and the street noise was ridiculous, preventing me from sleeping or relaxing. Old wooden structure building too, and you can hear everything your neighbors do. Extremely unpleasant. The heat never worked properly during the winter and the landlord's responsiveness was always terrible. Plus the restaurant's food smell downstairs goes all the way in the apartments. I DO NOT RECOMMEND. There are better options for the same price in the neighborhood.
