Deceptive landlord practices
Former Tenant
Pros:
Nice location, great views on the higher floors, lovely concierge staff
Cons:
Poorly maintained building. Only 2 elevators servicing the entire 34 story building and 1 elevator is often out. Be prepared to wait for 10 minutes for the elevator and then stop on every floor. Also, landlord engages in deceptive practices around renewal time. They will try to get you to renew at the highest possible price. However, if you give notice, they place the apartment on the market at a competitive market price. Average cost of rent increase of the past years was 15-20% each time at renewal. After 4 years, last renewal would have made the total price increase 52%.
Advice to owner:
Stop price gouging. Start taking better care of the building. Fix the elevators.

Great, clean luxury apartment building
Former Tenant
Pros:
great friendly staff, timely assistance whenever needed, events held by building management for tenants (e.g. wine tasting, christmas cookies,), nice amenities although there is a amenity fee.
Cons:
Have to pay for all utilities including heat and water. Large rent increases year on year.

Loved living here
Former Tenant
Pros:
Great location, service of front desk and team was excellent
Cons:
Can be noisy if you live low in the building due to the trash trucks.
Hallway noise is a bit loud; walls could be a bit thicker to prevent noise. Energy rating is a bit low.

Very dry and
Former Tenant
Pros:
They make a nice effort to introduce residents to one another with voluntary wine evenings.
Staff were responsive and polite.
The bodega below is one of the best I've been to.

Great place to live
Former Tenant
Pros:
Having the leasing office in the building, doorman etc. Everything works very well in the place.
Cons:
The windows inside the apartments don't open fully. They also don't clean the window glasses from the outside (which of course is impossible to make it on your own because they don't open fully), this gives a bad aspect to the apartment.
Advice to owner:
None.

I love my building!
Former Tenant
Pros:
Great staff- especially Gus at the front desk, location, city view. I love coming home to my apartment, I tell my friends all the time to move into the building too!
Cons:
Last year there was an elevator project but it hasn’t been a problem since then.
The location is great and the view from the windows was fantastic. The apartment itself is nice.
Cons:
The building management is terrible, the elevators are not enought for the building (only 2 for a 34-story building, no service elevator), they were not functioning and when the issue was finally addressed (6+ months with only one elevator), no assistance in the form of discounts or else was given to the tenants to make up for the disservice. The washer/dryers are very poorly maintained. They attract tenants with a decent pricing the first year (and show obviously obviously fake stats of minimal yearly raises) and then dramatically raise it. Overall the worst rent experience we have ever had in the city (20+ years).
