Pros:
Relatively modern amenities, really kind door-people, small size
Cons:
- The rent pricing is detached from the reality of the block the building is in. It's located right above a gas station, surrounded by affordable housing projects on at least 2 sides, and an HRA/SS office on another. Through the day, you may find homeless people yelling/fighting in the gas station, and be unlucky enough to hear it from your apartment. Lately, there has been a person that sets up in the middle of the street, and blows on a traffic whistle continuously - needless to say this is shrill, and you will hear it.
At night, you may often see people smoking/doing drugs on Bergen, often catcalling *groups of people* as they walk by, saying objectively vile things. If you face 3rd Ave, you will constantly hear loud cars as they drive by.
- As the rent goes up, the management team has been reduced in size. Previously, two people kept the building running - now it's down to one. This has meant more pests, roaches, insects, overflowing garbage, more time to fix appliances.... Dermot is honestly a piece of crap - they do not care about tenants, just squeezing as much money from you as possible. A lot of the good employees from before, especially those of color, have been fired since they took over.
- The units were rent stabilized, a bunch of us renewed, and then found a rude surprise where we paid more than the renewal amount because of 421(a). Obviously, the extra rent is not worth it. The money just goes towards stupid 'events' like rose tasting/yoga, etc. that literally no one goes to, or shrubbery outside the building.
- The rent is about the same as brand new buildings that are coming up around the neighborhood (park slope, Vanderbilt, etc.), and yet the amenities are significantly worse - smaller roof, no pool, etc. The gym is objectively filthy - please make sure you see it when you tour.
- No heat (or hot water) for a week, in the dead of winter, the reaction from management being 'too bad'. Zero rent relief provided.
Before you rent here, I encourage you to spend time walking around the block at various times of day.
Advice to owner:
Quit, and never do this ever again.
