This building sucks and so does the management

Pros:
Apartment layout was nice, bedrooms separated by living room, provided privacy. Furnishes not bad. Washer dryer in unit.
Cons:
Ugh where do I start
- LOTS of BUGS. Outside of the standard mosquitoes, fruit flies, cockroaches... there was a flea infestation that bit up our knees like crazy. Ant invasions creeping through every hole that we had to patch ourselves
- COLD. Prepare to spend a ton on heating bills. I was always cold in the winter, and unreasonably warm in the summer. There's only an electric AC unit to provide heat and it cost an arm and a leg to run
- THEFTS. my packages were always stolen and a pretty expensive bike was taken from the apartment. the neighborhood is a little shifty.
- NOISY. public records next door opened up an outdoor space that shook our walls and made it impossible to be home on sundays when they had outdoor parties. one time a clubber pooped in the garbage area and mgmt never took care of it. the poop just stayed there for months on end.
- worst of all MANAGEMENT and LANDLORD were so negligent. they never responded to any inquiries, much less any service requests. the # for management was a voicemail service. the super did his best, but the landlord would rarely approve any work. they ripped up our patio and never repaired for half the year.
Advice to owner:

Do not be fooled by the nice appliances and convenient location

Pros:
The appliances were nice and all well-functioning- washer and dryer in unit, full refrigerator, 2 ovens, new microwave. Big windows with great natural light. Plenty of closet space. Bedrooms on separate sides of the apartment. Good water pressure. Back patio space. Pet friendly. Nice neighbors. Convenient location.
Cons:
Landlord is a nightmare to get a hold of for any issues and 9 times out of 10 will promise to send someone who never came. When I first moved in, the 1st level had fleas that spread to my level. The landlord took several days to send an "exterminator" which was just his handyman with a single bottle of bug spray. I had to fumigate the apartment myself for several weeks and seal up the cracks behind the bathroom mirrors where the fleas were crawling up from. 6 months into my lease, some men appeared without prior notice to take apart the back patio to "fix a water leakage", then never reattached the patio back to the way it was. Contacted the landlord about this many times to no avail. The building garbage area was extremely poorly maintained to the point of being unhygienic: there was stagnant water from rain, loose litter strewn everywhere outside of the bins, and feces. Also contacted the landlord about this for several months before it was finally cleaned. In the wintertime the apartment is extremely poorly insulated. The combo heating/AC units on the walls do not work well at all and suck up a lot of electricity which made our electricity bills extremely high (around $150 per person at the highest). At move-out, a vague list of repair costs were finally given to us 20 days after our move-out date. Landlord withheld security deposit more than 14 days past move-out date.

Especially in the summertime, there is a perpetual sewage smell coming from the Gowanus canal across the street. Noise from Public Records bleeds into the apartment especially when they have music programming on Sundays from 12pm to 10pm in the summertime. There is also perpetual construction down the block at the EPA supersite at the head of the Gowanus canal.

Insane Unresponsive, Criminal Landlord Stole from Bank Account

Pros:
it could have been a nice apartment. There was central A/C and heating.
Cons:
The landlord forced us to do ACH debit for rent -- illegal, since he must accept check. Stopped responding. We trusted. No contact for two months, then an incorrect (double!) charge for rent. Refused to take any responsibility.

After the lease ended, he continued to charge us rent. That is, they literally stole money out of my bank account through ACH debit. That is illegal. We had to involve the police.

Totally unresponsive. Want their passive income without any work. Changed companies and contact persons without ever notifying us themselves.

It stinks of canal and public records is a public nuisance. They never once cleaned the hallways and the trash was frequently not taken out, leading to pest issues downstairs.
Advice to owner:
Just sell the building, clearly you don't like being a landlord.

Absentee Landlord, Management Sucks, Ghost then Complain When Rent Isn't Paid

Apartment itself was nice
Cons:
Management disappeared for months at a time right around lease renewal. Completely impossible to sign lease on time for move-in. Then they complained that our rent was late -- well, you never gave us the lease or told us how to pay! Then they changed management companies. The new one was supposed to do direct deposit but never even contacted us. We need repairs and don't know who to contact!

Never dealt with the landlord directly; we found his name online -- David Tawil. Corporate dude in New Jersey. Unable to get any contact to notify anyone of lease takeovers and our obvious move-out. Our fridge broke and it took us three days to get anyone to even respond. Truly awful.

Building is not registered with HPD -- that's your #1 red flag.
Advice to owner:
Register your building with HPD or face violation fines.

apartment nice management horrible

Pros:
it was a super spacious apartment, walls weren't too thin, had w/d, never had any pest problems
Cons:
there were hornet nests on the rooftop that made it impossible to enjoy, the apartment is located right across from a sewer plant so there's a constant smell of trash, and to get to any subway it's a 15 min walk. the management is also horrible and will not do anything you ask unless you threaten them
Advice to owner:
take better care of your tenant requests. i didn't have access to the package mailbox for the entire year.

Really terrible landlord

Pros:
Calm neighborhood, but dangerous when you go by gowanus projects.
Cons:
Landlord gave deposit back after 7 months of him promising to send next week. He did the same to our neighbors and the previous tenants. You should consider not paying last 2 months because getting your security deposit back even after leaving the place perfectly clean will be a 7 months worth of headache. Also, he forced us to extend during covid by saying we didn’t give 2 months notice since he knew he couldn’t get new tenants due to covid. It was legally his right but an immoral move in my opinion as we told him a month in advance.
Advice to owner:
Give people their money back on time.

The neighborhoods were nice and friendly and the apartment is clean.
Cons:
The management is horrible and they will torture you with the security deposit by trying not to send it back and hope you give up on it.

Be a property owner, not a scammer!

Landlord is a TERRIBLE person.

Pros:
Great neighbours. Modern apartment. Great roof.
Cons:
The landlord is a toxic human being. He held our security deposit hostage until we got a lawyer involved. He did this even though we got him the tenants who took over our lease. We even filmed the video of the apartment that they used to advertise it during Covid. The smoke detectors malfunctioned and they never came to fix them after I sent multiple emails. They came months after when the lease was up. The landlord frequently sent his work people into the apartment without warning us, the tenants. They would let themselves in while we were still asleep which was frightening for us. When we finally got the deposit back, he took $30 out from each of us just to be petty.
Advice to owner:
Stop being a garbage person.

Renovated building but bad building management

Pros:
Heated bathrooms. Split ACs in every room. Spacious balcony. Good washing machine and dryer.
Cons:
The neighborhood can get dangerous at night. The building management does not respond timely. Security deposit not given on time.
Advice to owner:
Having a respectful relationship with your tenants is important, and can get you a long way. Give back the tenants their security deposit on time.
