Pros:
The views and architecture are amazing
Cons:
The O'Connell Organization, who run the building, are immoral and irresponsible landlords with no respect for their tenants. They charge astronomical rents, refuse to repair or repaint anything, and retain all security deposits. The building is infested with bugs and rodents.
Advice to owner:
Hire someone else to run you building

Pros:
The building has a beautiful view in a wonderful neighborhood
Cons:
The building management is the worst we’ve ever encountered in all our years in NYC. They are mean, overbearing, and have 0 respect for tenants. At first we thought it might have been just us, but after living in the neighborhood for years, we’ve heard nothing but countless horror stories with seemingly no redeeming attributes.
Advice to owner:
Fire everyone in your office and start over again with people who actually care about the tenants.

Pros:
Arguably the most peaceful building to live in in NYC. Secure (was home to celebrities Michael Shannon, Michelle Williams, Congresswoman Velazquez etc.). Landlord is family biz that deeply cares about community & their tenants. Views are jaw dropping. Right above a great supermarket! Roof deck is huge.
Cons:
Wish gym was bigger. The main doorman blasts music in the lobby and reads his bible (never alert when I need assistance) and is often not at the desk. Building is one of those civil war warehouses so moisture with brick can be an issue. Lots of kids running the halls. Super windy sometimes wish there was a window blocking entry.
Advice to owner:
Fire the main doorman!
