Very noisy and tons of traffic (garbage trucks)

Solid older construction. Decent price for space
Cons:
Very noisy and lots of traffic, right on an on-ramp of the BQE. Building is in the vicinity of a Sanitation Department Depot, so tons of trash trucks rolling by. Experienced several clogged drains across the plumbing, water dripping from the ceiling, and unresponsive super.
Advice to owner:
Get a responsive super and look at building wide plumbing renovations

this building used to be decent. management changed in fall 2021 and they have completely flushed it down the toilet. place is falling apart and management doesn’t care if tenants live or die. good luck if you have any type of issue here.
Cons:
management is essentially nonexistent except once a year when they raise the rent 30%. Been happening throughout the building for 2 years now. Mice, rats, roaches, leaks and mold that they just paint over, none of the appliances work, false advertising on the listings. They will not pay for repairs or exterminator and they have threatened some tenants in the building. Also, shady with money. it’s a HELL NO from me.
Advice to owner:
give up and sell the building you clearly don’t want to be responsible for it and this place is a health hazard

Very Awful management

Good neighborhood, very close to R train, some nice old neighbors which is being pushed away one by one
Cons:
They will treat you like shit. Never repair anything thing. Jack up the rent by 30% plus. When you will move out they harass you and push you to move out even before the day that the lease end. They send emails that are very unprofessional and full of typos. Once they know you won't renew the lease without consent they'd send your contact info to a hundred agents who would keep calling you for showing your place, and they will force you to provide access to your apartment 7 days a week for showing & viewing. They charge you extra for repair but never be able to send you a list of the details of the cost. You have to fight hard to get the full deposit back.
The air quality is bad, you see a new layer of dust on the surface of furniture every day. If your room is on the highway side, you never want to have your window open

Really have nothing good to say.

the apartment itself is decent but management is a joke. money hungry, always nickel and diming and forever increasing the rent while the building management gets worse and worse.
Cons:
landlord doesn't even know the laws they are meant to be operating under. everything is an issue with them and they threaten tenants with termination of lease on the basis of nothing at all. bad with repairs, ongoing rodent issues, terrible trash management, broken mailboxes, broken door and buzzer, horrible to speak to, very shady company.
Advice to owner:
figure your management team out or continue to lose tenants.

Pros:
The building was great until the new management. People left you alone. Reliable supers. Still affordable. Close to restaurants and bars and cafes.
Cons:
MANAGEMENT SUCKS! Horrible. Greedy. Raised the rent $600 and said, "market value." Made a few changes like added tile to the bottom two floors and some stupid chandliers. But everything's the same. Supers have bad attitudes. They make everything more difficult than it needs to be. Tries to charge $150/month for a dog. Never responds on email. When they do they are assholes, rude and just mean. People have called 311 to no avail.
Advice to owner:
Sell the building to people who care.

Good location, low noise due to old thick walls, kept hallway and garbage area is taken out a decent amount
Cons:
The owners will not fix anything, they lie and lie and lie and string you along until you go crazy or have to send laws and note where to where they are violating your housing rights. Had roaches and mice several times and they refuse to hire a professionals to address it.
Advice to owner:
Your tenants pay your salary for you to do nothing, the least you could do is have a solid repair system in place.

Location, close to subway, beautiful street
Cons:
New management company as of October 2021 sucks. They are disorganized and disrespectful. The rent increases aren’t worth it. We don’t even have laundry in building. I’m paying a lot of money for a box.

Management show up at apt unannounced for showings.
Super was never available; issues took weeks to resolve.
Trash area was (and still is) disgusting.
Common areas of building were disgusting.
Buzzers constantly broken.
Water issues consistently: no hot water once a week and dirty water often.
Heat was a toss up everyday.
No maintenance person was good at their job: fixes were temporary and took forever. Interacting with them when they would show up was impossible as they didn’t speak English. Even with my conversational Spanish they never gave more than a yes/no and never seemed to know what fixes they were doing or what tools they would need.

Pricing was insane for what you receive.
Advice to owner:
Get new staff or sell the building to someone that will properly manage it.

Pretty decent but not the greatest

Pros:
Newly renovated, exposed brick, hard wood floors, and decently priced
Cons:
In-unit washer/dryer combo is terrible and very noisy if you live in the back of the building.
Advice to owner:
Put soundproof windows in the apartments and put in better washer/dryer units in the apartments
