Good for what it is

Pros:
It’s rent stabilized, the location is decent, the walkway of the building is decently maintained.

An exterminator comes monthly, I had an issue when I first moved in left behind from the previous tenant. (Landlord didn’t have place cleaned before I moved in).

However once I had it taken care of it’s been good.
Cons:
Insanely loud pipes sometimes that the super doesn’t care to try and fix.

Super can be extremely unresponsive - however has been quick when it came to big issues. (Leaks).

Rent is a mailed check, annoying but not really an issue.
Advice to owner:
Switch to online payments - stay on top of your super

Pros:
The apartment is a decent size. It has a lot of potential to be a nice place to live if there wasn't a maintenance issue every month.
Cons:
The super is nice but basically unresponsive to outreach. There are roaches in the building despite keeping a clean unit. The windows are drafty which lets cigarette smoke or other smells inside. The neighbors play loud music and have fights at all hours of the night in front of the building. The garbage outside is a complete disaster since the tenants don't place their trash in the bins despite them being empty. This causes rats to come.
Advice to owner:
Hire another super so the current one is not overwhelmed. Fix all maintenance issues properly so there are no recurring problems/leaks.
