Cute place, terrible landlord

Pros:
Great location, very nice private balcony, quiet tenants, pretty hardwood floors. Nice bathroom and shower!
Cons:
It gets REALLY HOT in the summer even with AC units. The neighbors have huge parties with live bands a few times a year. Heat in the winter is so expensive... Our built-in heater on the living room never worked.
I lived on the third floor and we dealt with water damage several times. The hardwood floors weren't sealed properly and the top coat flaked off in all sections of the apartment.
Oh, and the construction next door all throughout the pandemic... Sigh.
Advice to owner:
Get some anger management. I was afraid to call to report any kind of problems with the building because I would get yelled at and hung up on. This is not how you maintain a business relationship.
