Apt Okay but good luck with everything else

Pros:
If I were reviewing the apartment itself this would be a winner. It’s a beautiful unit that comes with several caveats.
Cons:
The tall ceilings come at the expense of hearing everything from the neighbors including late night karaoke sessions and every single footstep / vacuuming at 3AM in the morning. It’s NYC you’re going to hear noise but it is LOUD. Almost every footstep is heard.
Was woken up in the dead of sleep by intoxicated neighbors twice in the same month. Repeatedly ringing doorbell and slamming on the glass door downstairs. Can’t see through the intercom because of substance on lens (I tried to clean it but it didn’t come off).
Sick of NYC landlords not caring about their units and just viewing good tenants as disposable income. Owner ignored request to fix things but readily responds to rent hike and showing apartment to new suckers.
Twice had water randomly turn off. First time messaged the landlord and he said he’d send someone over, only to find out from the biz downstairs that water was turned off because the plumber was already there fixing burst pipes - biz said that the landlord should have told us about the water turning off but owner did not inform us at all. Water takes forever to heat up. Constantly washing our hands in freezing water.
The door downstairs doesn’t fully shut leaving your packages wide open for theft and creating safety issue - messaged landlord with zero response. Upstairs neighbor said they have been showering in darkness because landlord doesn’t respond to maintenance issues (ceilings are high so unless you are super tall or have a ladder you can’t change light bulbs on your own).
Beware of Covid rates because market will increase rent by end of lease significantly. We asked if rent would spike significantly after 1 year lease and we’re told since it’s a ma and pa shop that it wouldn’t be that much. Turns out an increase of 16% is considered not that much.
As we were moving in a subletter from top floor was moving out. I talked to them briefly about the nice area and at the end they muttered “good luck …” I thought I heard wrong but honestly, that’s my advice to anyone who rents here. Good luck. Hope nothing breaks.

Respond to maintenance requests and be transparent about rent hikes
