Cons:
the heat and hot water is always a problem. especially thru the overnight. always screams at certain tenants for rent etc. he is a slum lord. i do not and say again i do not recommend thi or any of his properties.
Advice to owner:

The Nightmare Landlord you were warned about
Former Tenant
Pros:
The new apartments have this nice dark hardwood floors and large windows with sunset views. Rent prices are relatively reasonable. Plenty of closet space.
Cons:
The tenants are in the process of suing the landlord over several disputes including: gas being turned off for 9 months (since the pandemic started in March) leaving most tenants without a working stove during a pandemic, threatening and provoking rent stabilized tenants for the purpose of driving them out (examples include not fixing problems that are city violations and making threatening phone calls). The super tends to duck and bail when you need something fixed. Once he asked me when I was free for him to fix something, and I said "all times except X time." And he came at X time and later complained that I wasn't there. Oh, and the landlord has been intentionally shutting off heat and hot water for periods of time, knowing that if you call 311, the city won't come to check up until the following day.
Advice to owner:
Ira, how dare you take advantage of your tenants with the assumption that many aren't aware of their rights. You have intimidated some to the point that they are afraid to face you, and now you are just cutting all the corners for the plain sake of making more money.
