Lived here for a while because it was affordable, but not pleasent

Pros:
Location: close to the 45th St R train station, laundry up the avenue, walking distance to Costco
Cons:
Problem with pests (mice infestation, occasional roaches), loud highway sounds or your view is terrible (the internal of the apartment building), pieces of the apartment were falling apart (flooring, ceilings), management required some nudging for anything to get fixed. I do not think back to my days living here fondly.

Pros:
the super, carlos, is a very sweet man. the apartment unit itself was fine and we had very little problems.
Cons:
two noisy neighbors on each side of us, one of whom i'm convinced is holding someone hostage, the other def needs to breakup with his girlfriend because they have screaming matches over loud soundcloud rap music every single night.
Advice to owner:
nothing, really, an ok place overall

Management company tried to trick renters of rent-stabilized apts into signing completely unenforceable side agreements when they sent us the renewal lease (they sent us a contract they claimed we were required to sign without making any changes to the terms of the contract, making it appear as if the renewal lease would not be valid if we didn't agree to sign the contract). Intercom is almost always broken. Management co forced out like half the building after the rent laws changed in 2019 by bumping up the rent to full market rate, while new tenants (all young, white people) are now paying the reduced preferential rents prior tenants were paying. Awful giant cockroach problem. We've found a dead mouse in the kitchen and hear what sounds like mice squeaking/scratching in the walls sometimes. Sometimes find used hypodermic needles on the sidewalk in front of the building. Lots of dog feces and garbage dumped around the sidewalk of the (usually abandoned) construction site next door that blows all over our building. Auto shop across 3rd Ave regularly does donuts that fill up our apartment with burnt rubber smell for hours
Advice to owner:
Just abide by the laws, maintain your obligations to your tenants, stop trying to trick tenants into signing contracts that are completely unenforceable in housing court. Sending an exterminator once a month (during business hours when most people aren't home) to squeeze Combat gel in a few corners does nothing to manage the pest problem.
