Gets the job done

Pros:
- Neighbors are friendly - Great heat and hot water - Rent Stabilized - Decent Space - 1 month deposit required - Garbage chute on every floor - Laundry in basement - 8-9min walk to subway - 8-9 min walk to the beautiful Sunset Park - Quiet and family friendly neighborhood
Cons:
- Huge issue of Mice / Rats - No Dishwasher - Owner / Super believe in temporary fixes / no plans to find a long term solution which makes it difficult for tenants to plan to live in the building long term.
Advice to owner:
We appreciate your caring for the people who live here. However, pest control service provided has not been on par.

Not a bad place to live

Pros:
Full time porter that maintains the cleanliness of the building.
Elevator access.
Big apartments
Cons:
The laundry room is closed after 10:30 PM until 7 AM
Jumpy upstairs neighbors.
Management office can be problematic and skimp on appliance replacement.
The Super is slow to resolve issues
Advice to owner:
Stop renting at such high prices at the start.

"The Wild West"

Pros:
Large, often charming original 20's detailed apartments. Rent stabilized. Great diversity within the building. Friendly neighbors. Very good heat (too good, we have to open the windows in winter). Concrete walls keep noise levels down. Stable, well-made building, lovely foyer. Long long long term tenants.
Cons:
Pest problems. Cockroaches and lots of mice are not handled. Thin floors make upstairs and downstairs sometimes unbearable. Bandaid system of problem fixing where nothing is done well or right, just done. Water flooding problems galore.
Advice to owner:
Maintain the amazing parquet flooring, moulding, and tiling. Don't botch fixes or cover them up!
