28 Days of Hell. Do Not Live Here.
Former Tenant
Pros:
Modern design with all amenities.
Cons:
I lived here for one month in Feb 2022. I urge you, do not live here. I know it looks pretty but you will quickly realize looks are deceiving.
This is a storage unit with appliances. There is no property management. Someone will only come if there is a major issue and even then, when they feel like it. These units were abandoned for 8 months before they began renting them out and they were made very poorly with cheap materials.
When one appliance goes down, the whole apartment becomes unlivable. I. spent 15 days with no heat because the in wall AC's stopped working (below freezing temp in NYC). My dishwasher flooded, microwave never worked and blew a fuse when I plugged it back in.
The building is a steel box with metal stairs. You will hear every step your neighbors take and you will hear every door close. If you are on the second floor, you will have your floor vibrate from the Jimmy Jazz downstairs. If you have a backyard unit. They will brake into your home as they wish to fix the equipment for the store downstairs and to install spectrum or AC units for your neighbors.
During the month I spent there, I never got a piece of mail and I've never seen a neighbor get one either. I've ordered replacement ID's and nothing ever came. It all goes to the Jimmy Jazz downstairs and they do not return them. These apartments do not exist to any type of infrastructure in NYC. The virtual doorbells do not unlock both doors so have fun running downstairs for deliveries and packages and run fast because the master lock box on the handle jams the front door open on a busy avenue.
Do not use the Compass agents for these units. They work to serve the landlords (Nakash Brothers/Jordache). If you try to resolve anything, there is no property management to negotiate rent concessions or anything. The Compass agents will gaslight you, threaten you, and hide crucial information until you give in.
Neighbors, talk to each other, and do not assume only your unit has issues. Do not let them get away with this. During my month there, I was gaslight by Compass & Tenant Concierge to think only my unit was a lemon. I saw maintenance fixing units all over week after week.
Advice to owner:
Turn these units back to offices or retail. They were never meant to be apartments and they haven't been for the decades this building stood. Be human.
