Cons:
Trash is inside and overfilled most of the time, leaving a really bad smell on the first floor where it gets hot most of the time. Super never shows up at the appointed time and will show up at inappropriate times at 9-10pm when you call to get something fixed. There is water leakage, mold growing, and pipes coming out of the ceiling, but they won't fix it. The apartment is right outside a subway where a lot of homeless people and sketchy men will loiter around so it's not very safe area and you can hear the train station running. There's always trash littered everywhere. And parking is near impossible to find. On top of that the rent is highly overcharged for the area in Sunset Park. On top of that I recieved a letter for lease renewal that would be raised to almost $3100, a 30% increase.

Trade-offs but mostly losses

Pros:
Conveniently located to everything, transit, laundry, stores and restaurants. Super is nice and helpful.
Cons:
Garbage situation is terrible. Good luck throwing out anything in the summer without touching the bugs on the lids. Pest control is a losing battle and could never feel comfortable at night. Plus water pressure is unpredictable.
Advice to owner:
Look into a new pest control company and re-think garbage arrangement.
