Landlord Ignoring Requests for repairs

Pros:
Our neighbors are amazing, our apartment was newly renovated when we moved in and we are right across from Sunset Park.
Cons:
Since the new management company started, Choice Management, nothing gets repaired. We had active leaks- like constant water coming into our windows and they havent addressed the exterior issues and now our interior windows are cracked, paint has bubbled and we have mold. had to buy air purifiers for our bedrooms. The intercom system in the building hasnt worked in a year. I tore my achilles last November and we live on the 4th floor of a walk up which meant if I needed to let someone or receive a delivery I had to hobble downstairs to let them in.
Advice to owner:
Address problems when they are first reported to avoid the issues getting worse
