Filthy, verbally abusive landlord

Pros:
Pretty building from outside
Cons:
The owner is a (literal) hoarder who lives in the basement surrounded by rats, cat shit and sigarette butts. The first floor is occupied by her nephew and a rotating cast of mid-20s drug addicts who yell and party all night. Truly, truly hellish.
Advice to owner:
Fix the floors. Evict your nephew and “roommates”. Don’t yell or curse at your tenants. Just sell the place.
