Lack of Management + Many lies + Unkept units

Pros

Affordable (until they claim they “sold” the building to just kick out all the tenants and double the rent- they have done this routinely)

Cons

No hot water or heat for months on head. Family who owns the building has a lot of internal conflict, leading to complete lack of management. No matter how much you email, no response. Tenants subletting short term left and right. All you will have access to are shady handy men who lie and ask for cash for repairs. No utilities for many days. Read the article on Patch!

Advice to the owners

Be transparent and communicative. Hire people who you can hold accountable for repairs. Treat your tenants with respect and human decency. All your siblings/children having different stories does not help your case. Honor Albert Cabbad the way he would have wanted.

Define affordable :) How much does rhe rent increase here?

you do not want to live here. the cabbads are an absolute nightmare. if you google there name, their buildings have so many violations and members of the family are all suing each other. Anyway, they initially didn’t offer any lease renewals to the tenants in their buildings, but after asking why since we were great tenants, they said we could stay if we paid $500 more a month.

Hard to say. I lived there for 4 years and it only went up one time. The building is owned and managed by a family that is having some trouble sharing real estate assets with their extended family, and this apt was somewhat forgotten about.

It’s unpredictable - they will lie and kick tenants out to raise the rent. I really wouldn’t recommend this place
