Don’t do it.
Former Tenant
Pros:
Good location. The price might seem good.
Cons:
Honestly, the whole thing was a farce. The owner, Joe Catalano, failed to adequately fix the heating for two years. Another apartment in the building went without heating for three years: Joe Catalano said he would cover the cost of buying electric heaters, which he did not. A previous tenant had to take Joe Catalano to court to get their deposit back. When we had a mouse infestation Joe Catalano brought round glue traps, but would not remove the traps once they had captured mice. Outside overflowing trash meant that rats were a constant presence.
Advice to owner:
Hire someone who knows how to manage the building without giving themselves an electric shock when they attempt to repair things.

Own by bad management but affordable rent
Former Tenant
Pros:
Fairly affordable rent and good location and neighborhood
Cons:
The landlord Joe is terrible at being proactive at fixing things and addressing problems when they arise. Usually takes week , months even years to fix any problems
Advice to owner:
Get a proper management company to handle your rents. And stop doing everything yourself

This slumlord will NOT give back your deposit
Former Tenant
Pros:
Pets are allowed.
Cons:
Irresponsible, rude, robber. This is what you are signing up for if you rent from the slumlord Joe Catalano. Radiator broke down in the middle of the winter. No response for three days. Took him more than two weeks to get it fixed. Rude to the tenant, spans himself on your furniture without ask. Worst, he will NOT return your security deposit “until someone else moves in”. And he will threat you when you demand your money back according to the law. AVOID HIM!
Advice to owner:
See you in court.
