Would never live in a property managed by this company again.

Pros:
Their broker was respectful when showing my apartment to potential tenants.
They gave me my full security deposit back.
Excellent water pressure.
Cons:
First, note that the management company changes its name every couple of years to get away from the bad press. Was Mcnam when I moved in. Then changed to Freestone. Now it’s “Novo Living”. All the same people. All owned by Greenbrook. Very sketchy and dishonest.
Now to the actual cons: Fixes were just temporary patches (e.g. fixing a leaking ceiling by literally just replacing the drywall). The landlord tries to squeeze you with obviously-above-market rent increases. (For me they asked for +15%. I spent a half hour on the phone with them trying to explain that no other similar apartments in the neighborhood are priced near that. They agreed to come down to +14%. I moved into a nearby building. They listed the apartment at +3% and it’s been sitting for over a month).
Trash management is horrible and spends more time overflowing than not. Had mice and giant roaches that were only effectively managed by my own efforts (mouse traps and roach baits). Had to worry about flooding every time it rained hard. Neighbors stole many packages from mail room. Basement area was way too hot all winter long. Washing machine would be broken for weeks on end waiting for the super to look at it. The super in general was very unreliable. The photos on the StreetEasy listings are comically over-photoshopped.
If you want to know what kind of company you’re dealing with just look at the listing history on street easy. Very few tenants stay more than one year. None stay more than two.
Advice to owner:
Do the city a favor and sell the building.

Private equity nightmare

Good location but that’s it
Cons:
Full of mice. Upstairs units very hot. Windows too small for an ac unit. It was regular shitty until that private equity firm bought it. Now it is extra shitty.
Advice to owner:
Sell it to someone normal and leave everyone alone

- terrible communication: the app that they use straight up sucks. I don’t know why they switched it mid lease. Super confusing in terms of what role everyone plays, not clear.
- lack of urgency: our fridge was out for a whole week, and with dietary restrictions/medications, not ideal. They said someone would come by in the evening only for them to waste our time and have no one show up.
Advice to owner:
pick one platform to issue your communication on, and maybe care about your tenants?

Pros:
Lived on the 1st floor, duplex layout was unique and liked having a bit of outdoor space
Cons:
Nosy at street level and people let their dogs pee all over the fencing so patio always smelled bad. Cellar flooded on multiple occasions and sometimes took a week or more for them to drain. Super drafty apartments. They do the bare minimum maintenance wise.
Advice to owner:
Care more if you want people to stick around. Or at least price accordingly

Cons:
Maintenance responsiveness is spotty, lobby is frequently dirty and package theft is a huge problem.

Also like pulling teeth to get any problems (especially ones that involve physically coming to do something) addressed

Please learn to communicate promptly, thoroughly, courteously, or even just communicate at all!
Do whatever it takes to get the pest problem under control
Address the root problem of the leaks instead of just messily patching it up and waiting for it to happen again

Over 30% increase in rent from landlord after one year of renting there and always being on time

Install security cameras in lobby
