Great find, underpriced building - if you can sleep to any level of noise

Pros:
Very chill landlord, probably the best super I've had in NYC, nice neighbors. Underpriced and very well taken care of. Amazing area. Can barely hear your building neighbors, who are all young people. Beautiful large windows let all the sunlight in.
Cons:
If you are close enough to the street corner, you will wake up at least twice per night because of the garbage truck coming right to the building windows, then at 5.30am a truck comes to deliver stuff to the Just Salad below, and they are not shy about banging metal gates and containers as though noone lives here. In the winter, heaters get very noisy, so again you might not sleep well if that can wake you.
Advice to owner:
Soundproof the windows, and this will be an incredible building.
