Solid building, but has some annoying quirks

Pros:
All apartments are corner units and you can hear any of your neighbors. Great location away from the annoying part of WB. Great roof and courtyard area for dogs Spacious 1BR apartments with great windows
Cons:
Hotel box AC units that are horrible and the replacement units are even worse. Sugar ants in the summer, no pest control Maintenance tickets often get ignored
Advice to owner:
Please find a solution to AC units and maintenance delays. Management firm is also not responsive.

Decent if you don’t mind a lot of maintenance

Pros:
All units are corners with great views and windows. You can barely ever hear neighbors. Common areas are cleaned regularly. Nice yard and beautiful roof views.
Cons:
Basically every appliance needs fixing at some point. Washer/dryer is old and needs replacement. AC units are horrible and will barely cool down in the summer. The showers are built in a way that water gets all over the bathroom floor.

Constantly Leaks Water - Terrible Appliances - Good view

Pros:
View from apartments and roof is amazing. Large rooms good kitchen layout
Cons:
Terrible appliances, especially washer/dryer bad ac - barely cools off in the summer at full blast LEAKS WATER - building may even have some structrual issues after leaking for so long. Warped floors and warped walls in some units. management is bad and tries to charge "admin" extra fees not in the lease.
Advice to owner:
get a structural inspection and fix systemic leak issues

Pros:
The people and dog run!
Cons:
Elevators constantly break down, AC doesn’t work, dishwashers don’t work, management doesn’t respond to anything. They disabled the butterfly app to the lobby so people are always locked out and it’s unsafe.
Advice to owner:
Stop being cheap and fix the issues. We pay thousands of dollars a month and you can’t even fix the simplest of problems!!!

Great building and neighbors. ABSENTEE MANAGEMENT slow Maintenance

Pros:
Large units, friendly neighbors, great common area and rooftop.
Cons:
Maintenance is slow to respond to any grievances. Appliances (dishwasher and washer/dryer) are extremely old and barely functioning. Maintenance will promise replacements and then not show up. AC units are originals (since building opened) and are not serviced properly or regularly. Many people went weeks this past summer without any AC in extreme heat waves.
If you get locked out in the middle of the night, the LIVE-IN SUPER will not help you. Enjoy the $350 locksmith bill.
Advice to owner:
Respond to tenants emails. Establish relationships with vendors so that elevator and gate are probably functioning.

Pros:
New management / owner definitely better than previous ones.
Cons:
For awhile nothing was getting fixed, requests would go weeks or months with no acknowledgment. Some stuff was always broken, like the external gates. There have been a number of different supers in and out and I lived there a year ago, might be better now.
