Cheap, decent landlord

Pros:
If there’s an issue, text landlord and she responds fairly quickly.
Landlord is fair with fixing things non-cosmetic.
Great location
No bedbugs
Cons:
Exterminator only comes 2 times a year
Landlord takes forever or just refuses to fix any cosmetic issues (stains on walls/ceilings, cracked walls/wallpaper etc)
Must pay with check and walk over to deliver it, nothing electronic. Building needs a lot of maintenance and security cameras do not work. There’s been thefts in the building and landlord doesn’t care.
Advice to owner:
Take pride in your building. Fix the 100 year old door that’s literally falling off the hinges (or just get a new one?), make sure things are taken care of better and actually make sure security cameras work. Not just used to look nice.
