Pros:
Location. Close to trains
Cons:
One tenant that is so unruly and have had multiple police visits due to episodes usually in late night hours. Runs an illegal dog sitting service and is neglectful to the animals. The dogs are constantly barking. Many times screaming, hitting partner, throws glass and a clear domestic violence situation going on with the partner.
Advice to owner:
Be available to tenants instead of hiding or finding an excuse to ignore them.

Pros:
The building ran well, easy to set up lease and move in, super was responsive, no rent hikes
Cons:
Washing machine was old, hot water would run out
Advice to owner:
A plumbing upgrade would help
