Bare Minimum Maintenance, great neighbors
Pros
- Wonderful neighbors, most of which are rent stabilized. - Great location - Parking on site (although has not been available to tenants for many months due to disrepair) - Responsive super who lives in the building
Cons
From 1998 to last year, the building had a 421-a tax exemption, providing rent stabilized housing for middle-income tenants. However, the 421-a recently expired, and tenants have noticed a decline in maintenance, care, and responsiveness from the new building management. Easy to fix maintenance issues are addressed quickly, but many tenants have raised longstanding issues that have not been addressed. A number of units experience leaks every time it rains, which has been ongoing for many years with no meaningful response from building ownership to address the issue.
Advice to the owners
Be more straightforward with tenants and address building wide issues appropriately
