Clean, Well Maintained Building in a Lovely Neighborhood

Pros:
Very clean and well maintained. Rarely had to ask management to fix a problem. No pests; only ones were one-offs that came through window. The building was quiet and all the neighbors are friendly and courteous. Garbage management is well done and have introduced composting bins, which is a big plus.
Cons:
Walls between apartments are very thin. You can hear everything. Heat only turns on when it gets below a certain temperature or gets to a certain time of year. When off, apartment can be very cold.
Advice to owner:
A more flexible heating range would be nice, but other than that, building is great.

Nice for the price

Pros:
Building management is responsive. We have a small yard on the first floor back units.
Half a block to the train. Open space in the main living area. Kitchen and living room are one room. Bedroom is large enough for a Queen.
Cons:
Noise is bad. You can hear everything through the walls. Floor shakes when neighbors walk heavy. Not a lot of storage space.
Advice to owner:
Replace foundation and support beams. Get better noise insulation.

Cheap Landlord and Nonexistent Property Manager

Pros:
This building has such great potential with its location, neighborhood and general unit size. It's a block from the train and the park and across the street from a quiet parking lot so there's plenty of sun.
Cons:
The landlord is incredibly cheap. He will often send some poor third party maintenance guys that complain about not being paid for their work. Sometimes you'll even hear them shouting at each other through the walls. The landlord is often unresponsive during emergencies and ironically lightning fast to get back to you when rent or lease renewal is involved. He took two weeks to respond to a mice infestation and only 4 hours to respond to a lease renewal. Gary, the property manager, might was well not exist. He actively sends your calls to voicemail and will actually block your number if you call more than twice and he doesn't want to deal with you. Overall just some of the poorest management I've ever seen.
Advice to owner:
Be more responsive and take better responsibility as a landlord instead of doing just the bare minimum to make a profit. After a lot of discussion with other tenants, it nearly a 100% consensus that Gary should no longer have any responsibilities with the building. He is unreliable and it is hurting your image as well.

It was mostly fine

Pros:
Close to the park and to shops on PPW, was comfortable and personally undisturbed by noise/building issues during my time there (although my roommate had maintenance issues)
Cons:
Poor management by landlord in regard to maintenance issues and dishonest practices on move-out
Advice to owner:
Pay more attention to the boilerplate leases you use and take more of an interest in your property.
