Landlord threatened us after a request for building maintenance for health issue

Pros:
good location, interesting interior details
Cons:
landlord does not maintain the building and has been rude or threatening when requests are made. this is a non smoking building yet our neighbors smoke indoors and cigarette smoke is constantly in the building. when we inquired about this because of it causing issues for my partner's asthma as well as very loud construction in the building outside of legal hours, the landlord unexpectedly showed up at our door to scold us loudly for being "disrespectful tenants with the most complaints she's seen in years" and told us we can leave anytime we'd like. we cannot ask for any building repairs without rude, disrespectful statements from the landlords. the building is falling apart because they refuse to make repairs and there are often cockroaches in the apartment and the basement. the fourth floor ceiling collapsed in two places due to heavy rain. the heat is almost never on and we have no control to change the indoor temperature in the winter. the neighbors above us are also extremely loud to the point of it being detrimental to my mental health conditions.
Advice to owner:
maintain your building and treat your tenants with respect
