Pretty damn bad

Pros:
Big apartments, good location, nice super who does his best despite a crap situation.
Cons:
Awful landlord, worst I’ve had in 20 years of living in NYC and is just a totally nasty narcissistic asshole. Won’t reply to email, you have to call or go there in person. Says crazy racist stuff, as do their repair people. They do bare minimum or a little less, whatever they can get away with, to keep up the building. They ignore issues with tenants (and there are many) for years until they end up getting worse and worse and end in assaults, court cases, etc when they could have gotten off their lazy rich upper east side butts to do something about the problem before it was a huge issue. They make me consider leaving NYC frequently.

Be less awful

Never thought I’d move from a rent stabilized apartment.

Pros:
Not much tbh. Good sq footage and location I guess.
Cons:
Extremely loud and rude neighbors. I had the cops called on me for asking my upstairs neighbor if they could please quiet down. Management company is unresponsive or dismissive of claims. Also had several packages stolen.
Advice to owner:
Dump your terrible management company.

Great Building on Great Street

Pros:
You can’t beat the location of this building. Tree lined street and close to restaurants and shops on Vanderbilt. The super was great - very kind and took nice care of the building. 1 bedroom apartments were great for a couple or single person with a separate kitchen and queen sized bedrooms.
Cons:
Elevator breaks from time to time. Some neighbors can be disrespectful. Packages get stolen from time to time

Location is amazing, huge space, great neighbors
Cons:
Toilet pressure is bad, have had multiple pest issues, and it can be difficult to get a hold of management

Great apartments and building, loud neighbors

Pros:
The super is really awesome, location is great, they keep everything clean.
Cons:
The apartments in the back of the building have some really unfortunate, absolutely unrelenting tenant issues and never-ending insane noise problems. These include a blasting radio that hasn’t been shut off in 6+ months that can be heard two floors away (a charming tenant is trying to piss off the tenant below them), literal physical tenant fights in the hallway, trash and food being thrown out the windows (ask me about the dried soup covering two of my windows!) and more. The Landlord does what they can but it’s rent stabilized so their hands are tied. Move here and you’re just stuck with it. We lost our minds living here.
