Great location close to the park and good restaurants and bars.
Cons:
Old and open to pests because of this. Always seems to be at risk of a leak when it rains and strange smells all around. Entrance seems moldy as well. Worst landlord I've ever dealt with. Non responsive and always trying to scam you. Blatantly ignored ny law to return the security deposit within 14 days with an itemized list of deductions and then refused to honor the law that he then had to forfeit his right to deduct money anymore and STILL took out a couple hundred for charges that he decided to blame on us (trash on the sidewalk).
Advice to owner:
Don't try to steal from your tenants.

- Took weeks to get simple repairs done, other requests are completely ignored despite our insistence for them to fixed. The landlord literally told us to stop contacting him about maintenance issues - Roaches, mice. We see a new roach every week. Landlord has refused to fill gaps in the walls because he doesn’t believe that will help. -Leaks during rainstorms, the hallway was essentially flooded. Still hasn’t been fixed. Ceiling randomly leaks at other times too. I often come home to find a big puddle and ceiling plaster on my bedroom floor. Landlord consistently tells me he doesn’t believe the ceiling leaks, despite photographic evidence, so it doesn’t get fixed. - Apartment was in poor condition when we moved in despite promises that fixes would be done ahead of time - The laundromat downstairs had a vent that was illegally close to a bedroom window, making us susceptible to high levels of lint and exhaust in our air. The landlord knew about this but didn’t care. We had to get the city to intervene. Who knows what other laws and health codes are knowingly being broken. - There’s a loud bar across the street - Supermarket next door is convenient but is likely attracting the roaches and rats - Heat is either off or boiling hot. Landlord has told us there’s nothing he will do about it. - Front door buzzer doesn’t work correctly so we have to go downstairs to let people in - Landlord and super will always tell you to contact the other person so nothing is ever fixed properly - Apartment shakes sometimes from the laundromat downstairs - Building smells moldy - Took 2 months to get our security deposit back and he deducted money from it without following the proper procedure of sending an itemized list within 14 days of move-out. When we confronted him about this, he stopped responding to us.
Advice to owner:
- Worst landlord I have ever had by a mile. - Stop gaslighting your tenants! - Put some actual effort into making long-term fixes for the building’s long list of maintenance issues - Fix the leaks - Be responsive to tenants, don’t just ignore them - Increase the value of the space by letting tenants use the roof
