Nice pre war apartments with incompetent management company

Pros:
My apartment is spacious, lots of natural light and great layout. The furnishings are older but generally work fine.
Cons:
The issue is when something does go wrong it takes the management comapny forever to do anything and acts extremely unprofessional.
Advice to owner:
Get a new management company, invest in another handyman or get professionals to do some required updates.

Rent stabilized units in a good location
Cons:
Updated October 2023: over summer 2023 the rat problem outside the building (adjacent empty lot, front trash areas, building foundation and courtyards) got very bad. Winter 2022/23 the boiler was down with no heat in the building more often than in the past. Probably 5 or 6 cold days over the course of the heating season with no heat from radiators, up from maybe 2 or 3 days in previous winters.

Unresponsive and disorganized management company, hot water gets extremely hot (would worry about small children), depending on apartment location the noise from park next door can be bothersome, bathrooms small and in need of updates, walls and ceilings transfer noise a moderate amount, repair work is generally poor quality

Rent stabilized. Large rooms. Super super hot water. Super holds packages.
Cons:
Management slow to respond or address issues. Next door vacant lot.

Heat constantly shut off in winter, street noise, cockraoches, incompetent building management
