Safety is a big concern at this building.

Pros:
Beautiful pre-war building with gracious and large apartments on Grand Army Plaza, Brooklyn, NY.
Cons:
This rent stabilized building (with almost market rate priced apartments) has several safety issues namely: There is no lock on the front door giving easy access to non-residents, the interior lobby door mostly does not lock properly, the intercom system does not always work and the lobby is poorly lit. The door persons have no way to contact tenants to announce a visitor if the intercom system is malfunctioning. When the elevator is malfunctioning we have to rely on a door person to escort us on the service elevator. However, if the door person is on a break or it is between the hours of midnight to 10am (when there is no door person in attendance) tenants must utilize the stairs in this 12 story building. Nor would we have access to the laundry room in the basement. Building has numerous leaks in the roof, walls and skylights that are not properly addressed. The interior of the building needs a cohesive painting.

The apartments are really old and have all issues of older apartments. Creaky and leaky.

The apartments are spacious, the building is clean and well maintained, doormen are super kind
Cons:
Regular roach issue (although the building works to keep things under control), can be slow to respond to emergencies in-unit

Plaza street is pretty sweet

Great location. Great apartments. Lovely neighbors. Quiet and good views.
Cons:
Roach problem seems to be an issue but they have an exterminator - no other complaints
Advice to owner:
Make it a full time doorman :)

Pros:
Location is superior, close to 2 subway lines, the Brooklyn Museum, The Brooklyn Botanic Garden and Prospect Park, in a lovely neighborhood. Rooms are big and spacious, and the building is well maintained with a live in super who is very helpful and available, a porter who does his absolute best to keep the building as clean as possible, and both daytime and evening doormen. There are both passenger and freight elevators. Exterminators come twice monthly, and if people have roaches it's their own fault. I have not seen a mouse in years. There are laundry facilities in the basement.
Cons:
Landlord is not responsive. To get anything done you have to file a complaint with the city, and then he responds. The super is a great guy but works for the landlord and does what he's instructed to do by the landlord. There had been scaffolding covering the front of the building since 2009, but it has finally been removed after 15 years. Newer tenants are uncooperative about trash removal and recycling. Heat has not been very good for the last few years now and quite a few days this winter have been very cold in the building.
Advice to owner:
Keep the heat on when it's cold, not having it go on and off.

Friendly neighbors, great doorman, nice super
Cons:
Management rude and unresponsive, infestation of pests, heat and hot water would not be available if it was too cold and the water tank on the roof would freeze, scaffolding on the building has been on FOREVER.
