The location of this building is amazing
Cons:
The least responsive management company I’ve ever rented from. Several units had bedbugs and they never notified the building — had to find out through our tenant slack channel. They also refuse to do anything about the front doors which frequently malfunction and allow thieves to steal packages

Pros:
This building is in the perfect location—close to franklin, washington, vanderbilt, and most importantly the park! Having an elevator is amazing and there is laundry in the building as well. Great water pressure and good light. Super is kind and generally responsive.
Cons:
Management isn’t great and I think our neighbors with less recently updated units had issues with cockroaches, although we didn’t. One washer broke a while ago and still hasn’t really been fixed. Noise from eastern parkway is quite loud but not too much of an issue, and heat can be spotty towards the beginning of winter.

every year renewing the lease is a fight. It increment is high.

Lies and disrespect in an excellent location

-Excellent location
-Elevator usually works
-Laundry in the building
-Common spaces can get dirty but this is honestly pretty rare and the building’s porter is efficient and friendly
Cons:
-Lies about on-site super (as required by law a super must live on premises or within 200 ft, no such super since at least January 2020)
-Management is not responsive to tenant complaints
-Chronic heat problems in the winter
-Front and back doors to building chronically broken allowing constant package theft and trespassing
-In building laundry is expensive ($2.75/load)
-Pet fee ($50/ month)
-Impossible to get repairs done in a timely manner (usually takes several visits from several different inept service providers who never seem to be able to fix the problem entirely — from broken stove to leaks in the ceiling)
-Exorbitant rent hikes year over year, recent move ou tt a included tenants who were faced with a 12% rent hike
-Apartment door locks are unreliable (I’ve had to let two different neighbors into my apt via the fire escape because they were locked INTO their apartments and needed to exit their units via fire escape into another person’s unit aka mine)
Advice to owner:
Tenants frequently communicate these concerns to management and it is never respected - so this advice is not new. Hire an on site super who is polite and not condescending— did I mention ON SITE? Fix the intercom system for the building, it’s a safety hazard currently. Replace the front doors, a UPS driver recently stated he’s constantly struggled with the front doors of 35 Eastern Parkway for 27 years. Create a locked package area to prevent package theft. Create a repair report system that your staff actually use. Set goals to have repairs fixed in units with no more than two visits from a service provider. Fix the locks on all unit doors.

Unbeatable location, but is it really worth it?

Location location location.
Cons:
Overpriced, small units desperately need maintenance/updates. Issues can go unresolved for weeks. When they are addressed, Pine does the bare minimum to “fix” the problem. Some issues are never really addressed and happen over and over again. The doors to the building often don’t close or lock properly. The buzzer system often breaks. Package theft is a problem and Pine just dismisses it. Heat is inconsistent.
Advice to owner:
Actually respond when tenants have an issue and don’t just half ass it.

Stop using Geraldine Capasso as your broker. She charges fees for no-fee apartments.

A mixed bag

Love the location here, but the management is terrible

One major appliance broke in our apartment and it took Pine MONTHS to fix it, even with weekly reminders.

My partner has lived in this unit for 4 years, always playing the rent on time. When I moved in, it was like pulling teeth to get a new tenant on the lease, and to get my partner’s original security deposit back. We called the management company nearly daily for several weeks with no response. We simply were requesting a copy of the executed lease - I’m not sure why this is so hard for them!
Advice to owner:
At least attempt to be responsive to your responsible tenants - a little communication goes a long way.

Great Location, Disappointing Management

Pros:
The location can’t be beat. There’s a bike room, and great building staff.
Cons:
Management is terribly unresponsive to serious issues. The front door frequently breaks. The lights in the hallways shine brightly 24/7. The elevator is slow and rickety. The floors block little noise between units.
Advice to owner:
Invest in addressing the issues the tenants have repeatedly raised.

Had issues with pests and management wasn’t always super responsive to issues. Elevator is very slow and there were many issues with the front doors to the building
