Stay away from this building

Pros:
Location. Closet space.
Cons:
Rats all the time everywhere, they don’t care about the cleaning of building. The super is super nice but I don’t think they pay him enough. Management sucks. Leaking through windows they only cover with paint
Advice to owner:
Fix the building. Clean!

Most Aggressive Property Management I've Ever Experienced

No mice or bugs, beautiful space, excellent location.
Cons:
Management will not respond to messages. Will raise the rent aggressively every year. They weren't paying their gas bills and our heat was shut off in the dead of winter when it was 20 degrees outside. They told US to contact national grid to petition it be turned back on. When we did we were told they do not have an account set up and were not paying bills. They fixed it by getting a plumber to come in and put in a new gas line so they could turn gas on again without a meter, which I am pretty sure is illegal.
Advice to owner:
Your tenants pay high rent to live in a nice space. Communicate with them and stop doing illegal shit. You already make enough money from us. You can pay your gas bill.

Unreachable management and rodent issue

Pros:
The super is great. Noise from other apartments is minimal.
Cons:
Management is completely unreachable. There is no phone number or even email. Can only be reached through the app which they ignore. Have had significant rodent problem for the entirety of lease and they’ve ignored every complaint.
Advice to owner:
Be reachable and responsive to your tenants

Solid older building with some quirks

Pros:
Great location (close to prospect park, multiple train lines, Vanderbilt Ave, and even park slope isn’t far), price is good, neighbors seem friendly and respectful, tall ceilings, and big windows
Cons:
No central ac / heating, radiators are a bit loud, difficult to get in contact with realtor initially, little to no communication or wouldn’t respond to emails.

Beautiful Building but Management is absolutely Heinous, Greedy, and Absent

Pros:
The building/apartment itself was quiet, clean, and lovely. We had no issue with our space while living there.
Cons:
Management has no listed phone number or email address so the only way you can contact them is via the portal. They often will ignore messages here to get what they want and avoid responsibility to tenant concerns.
Advice to owner:
I don't know... reconnect with your ability to empathize with humanity? Answer your emails? Follow the laws? Renting in New York is difficult enough. The absolute least you could do it treat your tenants with the respect we show you by paying our rent on time and taking care of the space.

Not bad, increasingly expensive

It's in a great location and the units are generally nice. The super is cool and nice and super responsive.
Cons:
Management is basically non-existent and will not respond to you unless you submit a maintenance request. Always send a maintenance request for anything, that's literally the only way they'll respond.

Horrible, unresponsive landlords

Quiet street in a relatively cool area.
Cons:
Landlords are neglectful and bullying. Tried to fine us for everything when we reported bed bugs, after 2 years of never fixing our repair needs. Super never answers or even acknowledges calls or texts. Building is pretty gross.

Find another profession

rats, roaches and remorse

the porters were nice.
Cons:
the gut renovations were poorly done, including no finished wall behind the dishwater between the floor and where the wall should be. the gaping multi-inch missing section allowed rats to infest our apartment for many months with the management company brushing this off as “a rodent issue.” it took many months of the management company not believing us until we caught an 8 inch rat and sent in a ticket through their online portal. after the rats left, roaches took over from the unmaintained basement. the super admitted “he was too scared to go down there” and knew there was a roach problem for over a year.

there is high turnover in the building, don’t get to close to your neighbors. im not sure if it was the year over year construction (including building an additional floor on a 100 year old building that was not disclosed before signing the lease), the rampant rat and roach infestations stemming from the poorly maintained building and trash area or the regularly significant increases in rent on lease renewal.

the building and the block are no where worth the price. they also did not acknowledge covid or any sort of safety plan whatsoever.
Advice to owner:
ditch the management company and find someone that cares for tenants. im sure they’re great at maximizing your profit, but what’s it worth if you can’t convince most of your tenants to stay for more than a year due to mismanagement and negligence.
