Has potential
Former Tenant
Pros:
Cute prewar Convenient neighborhood near Vanderbilt Ave Spacious Good kitchen
Cons:
Neighbors - while everyone has always been very nice to us, there is ALWAYS something sketchy going on. A lot of screaming fighting from one apartment (to the point where we’ve debated at times whether we should call the police in case of DV). Odd chemical smells and activity from a 2nd floor apartment. Package thefts.
Advice to owner:
Maintenance of pipes

Loud neighbors, good landlord, inconsistent management
Former Tenant
Pros:
Affordable Apartment is nice with good sunlight at the front and back Landlord is good Safe Responsive to tickets usually - one major caveat being a leak in the bathroom leading to the ceiling caving in and bathroom was unusable for a month
Cons:
Neighbors really loud and stressful. They seem nice and perfectly friendly, but there is a LOT of yelling to the point where we have reached out to domestic violence hotlines to figure out if we should report something. There is a smoker in the building who has finally stopped smoking indoors, but all winter it was FILLED with smoke smell in our apartment. Also strange chemical odors coming from the 2nd floor.
Not super well maintained (pipes). E.g., serious leak in the bathroom leading to the ceiling caving in and bathroom was unusable for a month. Problem recently recurred and they were more responsive this time, but the first time was a nightmare. We couldn’t even get anyone to pick up our calls and send someone. Also they fought us tooth and nail on giving any rent reduction for that month, and ultimately we barely got anything despite apartment being unlivable for nearly a month.
Advice to owner:
Overall you have a nice property here, but some tenants make it really uncomfortable for the rest of us. Also, please keep addressing issues like leaks more quickly. We really appreciate your responsiveness the second time around, but we were incredibly stressed out and displaced the first time. Thank you!
