Pros:
good location, good apt layouts, in unit w/d
Cons:
This is a horribly managed building with common areas covered in trash (multiple citations from the city due to garbage pouring out in the sidewalk), and a rent stabilized tenant on the first floor who steals packages and harasses other tenants. The first floor tenant is a nightmare to neighbors and makes other tenants feel violated and unsafe. That apartment also almost started a fire due to negligence. Not anywhere near worth the price they are renting these apts for.
Advice to owner:
Tell the truth about the first floor tenant so other people don't unknowingly become the victims of theft and harassment. Lower

Beware of building and management company.

Pros:
Apartment unit itself is nice.
Cons:
Management company is very absent for very expensive apartments. Difficult situation with neighbors, as management company is working to remove tenants, renovate units, and greatly increase rents.
Advice to owner:
Do a better job creating a positive dynamic between new and existing tenants. Be more present to actually manage the building.

Dangerous situation for women

Pros:
If you are a woman, I feel the pros are irrelevant—it is not a safe living situation.
Cons:
852 Classon has a disturbed sexual predator living in the building. He is schizophrenic and off his meds. He has stalked and harassed several women living in the building, which seems to be why they can’t keep the units occupied. He left threatening notes under my door and tried to follow me into my apartment on one occasion. He was arrested for breaking and entering another tenant’s apartment, and so he was in jail awaiting trial at the time I moved out. I don’t know when he will be back, but I’m sure he will. Another tenant had a restraining order against him, but as harassment/stalking/violating a restraining order are apparently not bail-qualifying offenses, he would always come back a few days after being arrested. There was a violent altercation one night, and apparently he assaulted yet another woman who lives in the building, but she declined to press charges because she’s his cousin.

Building management knows about the situation. They say there is nothing they can do because he’s not on the lease—his mother is—and therefore is technically just a visitor. They continue to rent the building without informing anyone of the danger. I think it’s a matter of time before something much worse happens to a tenant in that building, and this is my attempt to prevent anyone who comes across this from becoming that person!
