Pros:
close to subways, retaurant, bars, grocery store, botanic garden and prospect park very close.
Cons:
tenants can be gross with living things in the stairway

Neglectful management, mice and leaky roof

Pros:
Nice area, close to the train, amazing neighbors, decent pricing (if negotiated with landlord for competitive rates).
Cons:
You have to harass management to get anything fixed, any issue you are made to believe doesn’t exist. They are slow to fix things and are cheap about maintaining the building. Hallways tend to smell of cat piss. There’s a rodent problem they don’t deal with properly. Bugs come and go. Random Things ppl are given access to building and lobby frequently. Original tenants aren’t given basic needs like heat or pest control as a way to force them out and raise rent.
Advice to owner:
Invest in your property, listen to your tenants, value your long term tenants

Solid pre-war apartment

Pros:
Lots of space and sunlight, great location. Neighbors are friendly. Our unit was recently refurbished.
Cons:
Typical pre-war building complaints - radiator heating, creaky floors, etc.

Lazy and cheap landlord who sometimes cares

Pros:
Neighbors are nice and helpful. The location is great.
Cons:
Upgrades never happen in the common areas, getting management to fix something will only happen if you harass and follow up with them daily.
Advice to owner:
Renovate the entry and staircase, clean up the alley and respond to tenants needs more timely. Get someone to help us during your religious holidays (that happen frequently).
