Nice but overpriced.

Pros:
The building is well maintained and the neighbors are friendly. The location is fantastic and the super very responsive.
Cons:
Rent was raised $1000; unit was re-listed as a "luxury" apartment. It is a perfectly nice building but is definitely not luxury. Units are overpriced and management seemingly had no interest in retaining tenants.

Pros:
* The building has a real community of people who have lived there a long time. There's even a Christmas party in the lobby every year. * Live-in super is pretty responsive. * Rent stabilized units! * Close to the park, botanic garden, subway, and restaurants. * A package room. * In my experience, the landlord is professional. They're responsive. They're not criminal. (some landlords are!)

The landlord is a professional landlord. They're gonna raise the rent.
