Think before you sign

Pros:
Nice renovated units with in-unit washer/dryer and dishwasher, overall quiet building. Mostly responsive live-in super. Trash is always taken care of and lobby is cleaned once a week.
Cons:
MANAGEMENT IS UNRESPONSIVE AND COULD CARE LESS UNTIL ITS TIME FOR YOU
TO PAY THEIR BILLS. During the pandemic, we wanted to renew but never received communication from management. Called the office everyday for them to tell us the person we need to speak with isn’t around. Our previous lease had expired and we wanted to stay. Meanwhile lots of units in the building remained empty because most people left during the pandemic. We got the run around for months then one day received a letter stating we owed them over $20k and we had to leave immediately. We wanted to stay, renew, but we never received a new lease. Make it make sense.

We had a leak in our kitchen ceiling and in the storage space above my closet (which caused a mold situation) because of an illegal washer/dryer situation in the unit above us. The issue was never resolved and the leak continued after reporting it many times.
Advice to owner:
TAKE A BUSINESS CLASS AND LEARN SOME TO HAVE SOME CLASS. Or sell the building to someone who will actually care about its tenants.

The landlord and the super are not very responsive. Super looks angry always.

Pros:
Nice architecture. Modern interiors. Renovated properly.
Cons:
It’s gentrified so there is an obvious mismatch in the residents and neighbors moving in. Most are young professionals. There are some older residents who look at the new people with disgust. Not very friendly neighbors.
Advice to owner:
Respond to your tenants. Stop taking so much time to fix things. Don’t sell things as “new” when they are obviously old and used. In one of the units, we found massive blockages to drainage.

Great building, horrible landlord

Pros:
Many newly renovated units with new appliances, quiet building
Cons:
The real problem with the building is the landlord, Renaissance Realty. The company is entirely unresponsive to tenants. In my experience they ignored countless questions about a lease renewal until the day the lease was finished, then claimed our unit owed $8,300 without any basis in reality, have been avoiding our requests for a counter signed lease for 4 months. Long term tenants in the building are suing the company for its failure to respond to repair requests in an attempt to push them out and jack up rents. At one point newer tenants were suing the company for illegal rent increases of rent stabilized units.
Advice to owner:
Respond to tenants who call/email and stop withholding repairs for long term tenants

Pros:
Friendly neighbors, W/D in unit, good light.
Cons:
Our stove broke and we were without a stove for 3 weeks despite constant calling for a repair. Super would never respond or come on time even though he lived a floor below us. We had a leak in our ceiling the entire time we lived there and they never came to fix it despite frequent requests. Landlord was doing illegal intimidation and repair refusals to push old tenants out to renovate units haphazardly. Our unit was renovated but had issues with all of our “new” appliances.
Advice to owner:
Charge fair rents and actually give a shit about your tenants.
