Not the worst, not the best

Pros:
I loved having elevator access in building but that was just about one of the only good things about this building unfortunately.
Cons:
There were constantly rats and other pests, and the landlord company was practically unreachable. I was unable to use my oven because it was broken for the entire duration of living there.

DANGEROUS 5TH FL NEIGHBOR

There is a man living here living on the 5th floor who is mentally unstable and seems to have hate and anger towards women. Violent outbursts, trespassing non the roof, and destruction of property were common occurrences in the 2 months I lived in this building across the hall from him. At the end of the second month, this man broke into my apartment through my window from the fire escape in the middle of the night. I prevented him from entering and he scaled up to the roof to his apartment across from mine and began berating my door screaming profanities. After the incident, when it became clear this man would not be held responsible for his actions by NYPD or management, I begged management to allow me to break my lease and they ignored FOR MONTHS. You have to call them every 20 minutes and threaten legal action to get them to even respond. They still have not returned my security deposit. Whole ordeal was traumatizing and expensive I’m now broke trying to find safe housing. I believe management has already filled the apartment with a new tenant despite the unsafe circumstances.
Aside from that incident, trash management is horrible, packages are stolen. Building super is a nice guy who does his best.
Advice to owner:
Have some humanity

Bare minimum slumlords, beautiful old building

Pros:
The super is fantastic, neighbors are sweet and helpful. The building is old and gorgeous with nice details and thick walls that keep sound out.
Cons:
The landlords do the bare minimum or less. No way to directly contact management, just an online form. If they need to repair something it will be done to the lowest possible standard, lumpy, full of holes, unpainted. Giant rats infest the foyer, basement, and courtyard.
Advice to owner:
Keep the building to minimum standards at least

The garbage is a nuisance Rodents are killing us Mails get stolen from under your nose Landlord doesn’t give a crap about the tenants I worked from home during covid and need my bathroom fixed the super came and painted it but left everything else undone The manager came and told me he would get it done it’s been almost 3 years and not a word from them.
Advice to owner:
DO BETTER…Be responsive and put yourself in the tenants shoes

My apartment was affordable relative to other places in the area because it’s rent-stabilized.
Cons:
The super and management company did not address any issues I called and emailed about in my 3 years there. The elevator screeched throughout the building for nearly 6 months. My window frame and part of the ceiling are falling apart due to rain damage. I struggled with mice and roaches the entire time, as did most of the other tenants. Packages are stolen daily. Neighbors are mostly fine, but I wake up to loud yelling, fighting, doors slamming, etc. pretty regularly.
They never once missed an email or call about my rent payment, I received responses immediately to those. I truly would not recommend anyone to live here, these are slumlords.
Advice to owner:
Pay for better maintenance and actually do the repairs requested.

It’s convenient to train.
Cons:
Dirty, landlord treats tenants horribly, they don’t paint, appliances are outdated if you’ve been living there awhile, when they do repair they use whatever is cheap so end results unsatisfactory and mismatched whether floors or bathroom tiles, poor lighting, rats, roaches, super suggested tenant buy what’s needed as management won’t approve. The office people are extremely rude don’t waste your time calling them they will hang up.
Advice to owner:
Treat tenants fair, fix apartments, get competent people to clean the building, fix the mail box, the cameras are useless, paint apartment, tenants need working stoves and refrigerators, fix moldy bathroom and the garbage stinks at back of building can’t open window.
