Rats, Bad Management, and Plumbing Problems
Former Tenant
Pros:
I was in apartment B1/1B. It was a really beautiful space, and the building had some really lovely people in it.
Cons:
Pretty much everything apart from the architecture was a mess. Living on the first floor, the apartment was invaded by rats, in spite of diligent measures taken to avoid pests.
Advice to owner:
Respond to your tenants, fire your management company, fix the rat problem. The rats are absolutely egregious. No one should have to constantly throw out their belongings and pantry items because they're covered in rate feces.

Poor building upkeep
Former Tenant
Pros:
Neighbors are nice and the super is great, trash is managed well
Cons:
The management company is terrible, it takes forever to get things fixed and they are often not fixed properly so they break again
Advice to owner:
fix things correctly the first time

Worst landlords I’ve had in 25 years in NYC
Former Tenant
Pros:
The individual apartments are spacious with much character. The neighbors seem lovely and there is a little bit of a sense of community.
Cons:
The management company is the worst. Delayed communication, hang ups, turning off the water with no notice, hefty rent hikes, regular power outages that have to do with the building and not Con Ed, garbage in the stairwells, when you call for roach control they deliver a can of raid.
Advice to owner:
Stop being a borderline slumlord
