Good building - rent stabilized units

It’s old so there’s quirks without a doubt. If you get in rent stabilized unit getting things fixed/upgraded seemed impossible (one burner didnt work, toilet flushed unreliably, etc)

this building was a mess. it has many more code violations than listed here, and there was a bedbug outbreak in the summer of 2022, not to mention mice problems throughout the building (even tenants on the top floors), cockroaches, and just horrible conditions overall. while living here my neighbor's apartment flooded through the ceiling multiple times, ruining some of their furniture (which of course the landlord did not pay for), my radiator spewed brown water for days, trash piled up so badly on the street that there were more rats than i've ever seen living in NY my whole life and it go so bad the city started coming by and leaving violation tickets on the lobby door. the landlord is one of the worst people i've dealt with in my life. if the building wasn't rent-controlled i wouldn't have stayed as long as i did. I can't stress this enough: stay away from this management company at all costs.
Cons
not to mention, building construction wasn't up to code. a city inspector came by and told me the building has over 130 code violations.
